Welcome to Properties Expanded! A mod intended to take the vanilla concept of properties with reoccurring payments, and expand on it!
The vanilla properties pay only an insignificant fraction of the cost, WEEKLY, meaning it can take over an in-game year to even break even on these properties!
That's where this mod comes in! This mod adds 50+ businesses to purchase, and receive DAILY income from. The businesses pay out about 1/15th of the price daily, meaning that in just 15 in-game days you can make your money back and be in pure profit territory!
This mod is intended to be balanced with story mode progression, with properties that span from small nail salons for $80,000 all the way to endgame properties like the Maze Bank Arena for 250 mil. Oh and you can easily add your own businesses! (SEE BELOW)
HOW IT WORKS
As you earn money throughout the game, various properties will pop up on your map. Drive to one you can afford and purchase using the onscreen prompt. You will then start receiving a daily payment every morning at 8am.
All properties are saved to the character that purchased them, allowing you to build each characters real estate empire separetely. Payments received by characters you arent playing as are stored in the .ini file and given to the character when you switch back to them.
DYNAMIC BLIP HIDING
50+ properties sound like they would clutter up your map, but don't worry, only properties that you can afford or are close to affording show up. As you earn more, more businesses shall reveal themselves! There is an included config setting to disable owned property blips, or just all blips entirely. (You can still buy the properties with blips off)

CONFIG
PayoutMultiplier= multiplied by each businesses daily income (default 1)

You can also change the prices and income in PropertiesExpandedBusinessList.txt
IMPORTANT! - the .ini is only created after the game runs for the first time. It's important to BACK UP your PropertiesExpanded.ini before you update the mod, or install other mods, or you could LOSE mod data (owned businesses, pending cash payments). If you add custom businesses or otherwise modify PropertiesExpandedBusinessList.txt then back that up too.
UPDATING
To update from a previous version of the mod to a new version:
Delete the old PropertiesExpanded.dll from your scripts folder, replace it with the new one
KEEP your current PropertiesExpanded.ini
If you HAVEN'T made any changes to the PropertiesExpandedBusinessList.txt, then overwrite the old one with the new one
If you HAVE made to PropertiesExpandedBusinessList.txt then you will have to add any properties you added in the old one, into the new one. Along with any price updates you made.
How to Add Your Own Custom Businesses
You can easily add as many custom properties to this mod as you want without touching any code. All you need to do is edit the PropertiesExpandedBusinessList.txt file.
Navigate to your main GTA V folder, open the scripts folder, and open PropertiesExpandedBusinessList.txt using Notepad or any text editor.
The included (optional) coordinate logger stores the coordinate already in the right format to copy and paste
Every property needs its own single line in the text file. The script expects exactly 6 pieces of information, separated by commas, in this exact order:
`X Coordinate, Y Coordinate, Z Coordinate, Business Name, Purchase Price, Daily Income`
Go to a new line at the bottom of the list and type in your data.
**Example:**
If you want to add the Vanilla Unicorn for $1,500,000 with a daily payout of $10,000, your line should look exactly like this:
129.400, -1304.500, 29.200, Vanilla Unicorn, 1500000, 10000
Feel free to edit any of the already included Businesses price or income!
Important Rules for Editing
-No Commas in the Name: Do not use commas inside the actual business name. The script uses commas to separate the data, so an extra one will break it.
-No Symbols in the Money: Only use raw numbers for the price and income. Do not include dollar signs (`$`) or commas in the numbers (`1500000` is correct, `$1,500,000` will crash the game).
-Finding Coordinates: You can use the included coordinate grabber mod or Menyoo to find the X, Y, and Z coordinates of where you want the purchase circle to appear.

(OPTIONAL) If you are on legacy, Open the optional folder and add "CoordinateLogger.dll" into your scripts folder. Press 'L' in game to save your coordinates to 'SavedCoordinates.txt' inside your scripts folder. Then you just need to copy paste these into PropertiesExpandedBusinessList.txt
2.0 (WAREHOUSE UPDATE) COMING SOON!
The warehouse update will add 9 warehouses to purchase, each for a different location, and each with a different set of businesses assigned to them. For example, the Vinewood warehouse is connected to all the other vinewood properties.
So what do they do?
Warehouses are expensive late game upgrades that will boost the connected businesses income depending on the upgrade level of the warehouse, and, if you have supplies.
What are supplies?
On 2.0 release you will only be able to purchase supplies, but future releases will have missions to aquire them for free. Using your government contacts and a little help from Lester you are able to source your business supplies for dirt cheap. As long as your warehouse has supplies in stock, it will provide to it's connected businesses, undercutting their current suppliers and providing you with more income. Inside your warehouse, walk up to the laptop and interact with it to access the menu to buy supplies and upgrades.
It does not matter what character purchases the warehouse, the upgrades will apply to all businesses in the area despite who owns it.

Nice, but Global Investment is the mod to get if you want this and more. You can create your own properties on the fly, put the sale price, delete it if you choose etc, making ANY property or land able to own and collect money on.

i have scripthook enhanced an the nightly build but the mod wont work for me idk why
@Tayelord2212 You can't use both. you have to pick one or the other. Having both will usually just crash your game. Either is fine with this mod now. The scripthook enhanced that he just made his mod compatible with is for legacy as well so you can use it on either version of the game. It already worked with the nightly build. He was kind enough to make a version compatible with the enhanced scripthook because i had a mod that is a base mod for me that will only work with that and not the nightly (i dont know if he did it just for me may have been something already planned) Which is now leading to tesing out support for peoiple that have the enhanced version of the game. I still say people should stick with legacy as a lot of the big mods seem to be sticking with legacy. Long post summarized.....when it comes to properties expanded...you can use nightly for the regular version the this mod or grab the enhanced SHVDN and use the new enhanced version of properties expanded (it will still work on legacy)

I tried it today and really love this mod it makes the game fun and strategic.
if possible, can you add categories to the property's, such as real estate, fast food, etc. to them.

Hi, first of all great mod, really clever concept and well thought out. I did run into a few issues getting it working that I wanted to report so others don't have the same experience.
Bug 1 – Windows Line Endings in Business List
The PropertiesExpandedBusinessList.txt file is saved with Windows-style line endings (\r\n). When .NET reads each line and tries to parse the last value, the hidden \r character gets included in the string, causing a System.FormatException on float.Parse. The file should either be saved with Unix line endings (\n only), or the code should call .Trim() aggressively enough to strip carriage returns before parsing.
Bug 2 – Float Parsing Breaks on Non-English Windows Locales
The float.Parse() calls in setupProperties() use the system's default culture. On Windows installations where the decimal separator is a comma rather than a dot (common in many non-English regions including South Africa, most of Europe, and others), parsing coordinate values like "29.946" throws a System.FormatException and the script fails to load entirely. The fix is to specify invariant culture on all three coordinate parses:

Bug 3 – Blip.Create() Does Not Exist in SHVDN3
The code calls Blip.Create() in two places but this method does not exist in SHVDN3. This causes a compilation error. The correct method is World.CreateBlip().
Suggestion – Document the Money Threshold for Blips
New users may think the mod is not working because no blips appear on the map. This is actually by design — blips only show for businesses you can afford, specifically when your cash exceeds 50% of the purchase price. This is a great performance-conscious design decision, but it isn't documented anywhere. A single line in the readme explaining this would save a lot of confusion for new users.
@MrAlaz10 Will the coordinatelogger be returning for the alternate file you made? Once i finally got the mod working i was excited to start adding stuff. didn't realize the coordinate logger doesn't work with that version. On a side note. Do you think there is a limit to how many we can add? You are right there are TONS of filler businesses on the map.Wanted to add some for Sandy Shores. Not much there but there is a chinese restaurant and a food stand. Plus nothing stopping from say Owning a 24/7 since all we are adding is a yellow marker nearby. Doesn't interfere with the actual building.

@Thomas_141 It does it started as legacy only. Just grab the one that says current 1.0. Just make sure you grab the nightly version of SHVDN for the legacy version of this. Now if for any reason you.like me, dont use the nightly version and instead use the most current version of the community SHVDN that now says enhanced (it actually works for both legacy and ennhanced) then you need to grab the businesses extended enhanced file. Yes i know you are playing legacy. me too. But for my current mod list i actually need the enhanced version of this mod to work. Its a bit complicated but most people probably dont have my weird mod list so. Just stick with the file that says current and get the nightly shvdn and you are good.

Hello, I've tested this mod and it doesn't work on the enhanced version, atleast for me. The error I got when i checked it in the log file of scripthookv.net enhanced was "System.MissingMethodException: Method not found: 'GTA.Blip GTA.Blip.Create(GTA.Math.Vector3)'.
